San Mateo County Market Update December 2025

What makes working with Rumana successful...

Bay Area real estate market trends and negotiation strategies for home buyers and sellers in Foster City, San Mateo, and surrounding Peninsula communities.

This year brought headwinds and opportunities in Foster City, San Mateo, and Redwood City. My clients succeeded because we paired strategy and detail with uncompromising advocacy (no dual agency) and tenacious negotiation. The result: smoother escrows, stronger prices, and fewer surprises.

Results at a glance

  • Sellers: consistent multiple offers, off‑market success, and above‑list outcomes
  • Buyers: first or second offer wins, smart contingencies, and patient, data‑driven negotiation
  • Always: no dual agency, undivided loyalty, cleaner negotiations

For Sellers: Maximize Price, Minimize Risk

Strategic, tenacious negotiation

1361 Ribbon St, Foster City. Off‑market, sold as is. By reading buyer motivation and holding firm through multiple rounds, we pushed a single offer well above the seller’s target and secured the terms we wanted.

Qualified buyers only and no dual agency

2627 Ohio Ave, Redwood City. Our launch strategy generated seven offers, all at or over list price. Because every buyer had their own agent, I negotiated solely for my seller and delivered a price beyond expectations.

No surprises through proactive prep

675 Edna Way, San Mateo. As‑is trust sale. We ordered pre‑listing inspections and prepared thorough disclosures. Buyers felt confident writing strong, non‑contingent offers. Result: 11 offers and a sale price far above projections, with reduced legal risk.

Marketing that moves the needle

2929 Monterey St, San Mateo. Full‑funnel marketing drove hundreds of qualified visitors. Multiple over‑ask offers followed, and we negotiated the top one higher.

Transparent communication, even with higher days on market

1102 Burke Ln, Foster City. Townhomes and condos can require patience. With continuous feedback from every showing, we turned a single offer below ask into a final price above list.

Win the Right Home at the Right Price

Diligence that protects you

370 Bramble Ct, Foster City. The seller had a contractor bid but no formal foundation report. We added a foundation inspection contingency so my clients understood scope and cost before committing.

Reputation that opens doors

200 Loon Ct and 384 Sunfish Ct, Foster City. Even without the initial highest bid, listing agents invited us to improve privately, which gave my clients the edge to win over other potential buyers.

Uncompromised loyalty and persistent communication

370 Bramble Ct, Foster City.  After multiple offers fell through, we stayed patient and kept steady follow up with the listing agent. When seller motivation shifted, we moved quickly and secured the home at a significantly reduced price.

Efficient wins, faster equity

112 Avellino Way, Mountain View. Client went into contract on the first offer. All five key buyers this year succeeded within their first or second attempts. They spent more time building equity and less time chasing the market.

Value through smart timing and price

714 Comet Dr, Foster City. Long days on market allowed a strategically low initial offer. We still closed at a standout value. A comparable floor plan nearby sold for about 200,000 dollars more.

When you work with a real estate agent, you’re not just hiring someone to manage paperwork or schedule showings. You’re trusting them to guide you through one of life’s biggest transitions. For clients of Rumana Jabeen , that trust goes far beyond the transaction. The Buyers Are Back, and They’re Ready to Close Before Year-End: The Market Shift We’ve Been Waiting For
By Rumana Jabeen October 20, 2025
Every summer, I look forward to one special day in October: our Annual Client Appreciation Picnic. It’s a day to reconnect with the amazing clients and their families I’ve worked with over the years. It’s also one way I say thank you for their continued trust and support. My clients often work with me through multiple purchases and sales, and they refer the people who matter most to them, their friends, family, and colleagues. That kind of trust means everything to me. This picnic is a small but heartfelt way to show my appreciation. As with every year, we gathered at a picnic shelter at Beresford Park in San Mateo. We plan this event in October because it’s often one of the most beautiful months of the year. The weather tends to be warm and the skies are clear, which helps create the perfect setting for the day. It takes weeks of preparation and coordination to bring this event together. I want to thank my husband, Michael, who manages so much behind the scenes as my Director of Operations. This year’s picnic was filled with fun and joy. Families shared a delicious lunch and dessert, kids bounced in the inflatable house and got their faces painted, and many lined up for henna tattoos. There were lawn games, giveaways, and plenty of time to relax and catch up. As always, the most meaningful moments came from the conversations—hearing how your lives have evolved, celebrating your milestones, and reconnecting with people I’m lucky to call clients and friends. Toward the end of the afternoon, I had the joy of announcing the winner of our 2025 Referral Contest. The prize was a $1,000 Ritz-Carlton gift card to use at their convenience. I was thrilled to recognize someone who shared my name with others and helped new clients start their journeys. Now, entries are officially open for the 2026 Referral Contest. If someone you know is thinking about buying or selling, and you connect them with me, you’ll be entered to win. It’s that simple. You refer because you trust me, and I want to reward that.
